Material is one variable. The other six matter just as much, and most homeowners only learn about them after signing. Here's the full list:

Cost per square foot — the number to actually compare quotes against
Roofers price internally by 'square' (one square = 100 sq ft of roof surface, not floor area). When you collect multiple quotes, divide total price by your roof's square footage to get a true apples-to-apples number. 2026 GTA benchmarks:
Architectural asphalt: $4.50–$7.00 per sq ft of roof (installed, includes tear-off)
Designer / luxury asphalt: $6.00–$9.00 per sq ft

Tear-off vs overlay — when the cheaper option is more expensive
An 'overlay' (or re-roof) layers new shingles over the existing ones, skipping tear-off and disposal. It sounds cheaper because it saves $1,500–$2,500 on labour and dump fees. It's almost always the wrong choice in the GTA:
Ontario building code permits only ONE overlay layer total — once you've overlaid once, the next replacement is mandatory full tear-off
An overlay hides decking problems — rotten plywood you'll have to fix in 5–8 years anyway
Shingle warranties on overlay installs are typically reduced from 25 yr to 10 yr by the manufacturer
Resale: home inspectors flag double-layer roofs every time, costing 3–5% in negotiation
The roof's heat-load doubles in summer, shortening the new shingles' life by ~20%

When home insurance will (and won't) cover your replacement

Covered: storm/hail/wind damage in a single event, fallen tree, fire, vandalism — documented within 30 days
Covered (partial): if storm damage exceeds 25% of roof area, insurers often pay full replacement vs spot repair
NOT covered: shingle granule loss from age, curling, moss, slow leak from old flashing, ice-dam damage if attic ventilation is inadequate
NOT covered (usually): roofs over 18 years old at time of claim — actual cash value (ACV) settlements only, depreciation deducted

Repairs start at $299 for minor flashing, vent boot, or shingle work. Most repairs run $299–$1,200. We'll always tell you honestly when repair is the right call vs replacement — sometimes a $400 fix buys you 5 more years.
Why do quotes from different roofers vary so much?
Three reasons: scope (some skip ice-and-water shield, ventilation, or drip edge), materials (different shingle grades, different warranty lengths), and crew quality. A $7,500 asphalt quote on a 2,000 sq ft home in 2026 is almost always cutting one of the three.
Does a new roof add value to my home?
Yes — typical GTA recovery is 60–75% of replacement cost on resale. More importantly, an aging roof is the #1 reason home inspections flag major repairs and kill deals. If you're selling within 3 years and your roof is past 20, replacement is usually the right call.
How long does a roof replacement actually take?
Asphalt: 1–3 days. Metal standing-seam: 4–7 days. Cedar / slate / synthetic premium: 7–14 days. We give you a firm schedule before we start and we hit it.
Do I need to be home during the replacement?
Not required. We need access to a power outlet, a place to stage materials, and a contactable phone. We protect landscaping with tarps and finish each day with a magnet sweep for nails.
Is the price fixed or can it change mid-job?
Fixed unless we find rotten decking under tear-off. Decking replacement is quoted per sheet upfront ($90–$140 per 4×8 sheet typical) so there are no surprises — just an honest add-on if we find rot.
What's the warranty on a GTA roof replacement?
Manufacturer warranty on materials: 25 years to lifetime depending on system. Workmanship warranty on labour: 25 years from AUK Roofers, transferable to next owner. Both in writing on the quote.
Can I just patch instead of replacing?
Sometimes. If your roof is under 18 years and damage is localized, a quality repair often makes sense. Past 22 years, repairs become diminishing returns — you're putting good money on a system about to fail elsewhere. We'll tell you honestly which side of the line you're on.
What's the best month to replace a roof in the GTA?
Late April through October. Asphalt shingles need at least 4–5 daytime hours above 7 °C to seal properly, so anything between November and March risks improperly-sealed shingles that lift in the first wind storm. May–June and September are the sweet spots — moderate temps, dry weather, and contractors have schedule capacity. July–August work fine but it's our peak season so lead times stretch to 3–5 weeks. If you book in February for a May install, you'll typically save 5–8% on price.
Is a roof replacement tax-deductible in Canada?
Not for your primary residence — CRA treats it as a capital improvement, not an expense. You can add the full cost to your home's adjusted cost base, which reduces capital gains tax if you ever sell. Rental property owners can deduct it as a current expense if it's a like-for-like replacement, or capitalize it if it's a significant upgrade. Multi-family or commercial properties: speak to your accountant about CCA Class 1 depreciation.
Can I finance a roof replacement with no money down?

Asphalt shingles are 100% recyclable in Ontario — they get ground up and added to road asphalt. We route to a recycling facility on every job by default; you'll see a line item on the quote showing where tear-off material is going. Cedar gets composted. Metal panels are scrapped at full commodity value. We pass the recycling rebate back to you on the final invoice when applicable.
