The three flat-roof systems in the GTA
Most Toronto flat roofs are one of three systems. Diagnosing which one you have is step one — repair products and techniques are not interchangeable between them.
Modified bitumen (mod-bit): asphalt-based rolled sheet, often torch-applied. Dominant on older GTA residential additions and small commercial. 15–25 year typical life.
EPDM rubber: black single-ply rubber membrane, glued or ballasted. Common 1990s–2010s residential. 20–30 year life, excellent UV resistance.
TPO single-ply: white reflective thermoplastic membrane, heat-welded seams. Modern standard on new commercial and many residential since 2015. 20–30 year life, energy-efficient.
Less common but still seen: PVC membrane, built-up roofing (BUR), liquid-applied silicone coatings
Common flat roof failure points
Flat roofs fail at predictable locations. About 80% of the leaks we see trace to one of these:
Seams between membrane sheets — adhesive failure, thermal cycling, or original install defect
Ponding water — standing water in low spots accelerates membrane degradation
UV degradation on exposed membrane — mostly an issue on aged EPDM without ballast
Punctures from foot traffic, dropped tools, falling branches, animal claws
Why drone inspection matters for flat roofs
Flat roofs are easy to walk on, which is exactly why they get walked on too much — and every walk-around concentrates point loads on aged membrane. Drone inspection lets us see ponding patterns, seam condition, and penetration flashings without adding any wear. We also use the drone to document the failure for insurance claims when applicable.

Repair vs recoat vs reroof — when each is right
The three repair tiers exist for a reason: matching the work to the system condition. Over-repairing is a waste of money; under-repairing is a leak in six months.
Localized repair ($450–$1,800): single seam, single penetration, isolated puncture. Right when membrane elsewhere is still in good condition (under 70% of system life).
Partial recoat ($3,500–$8,500): liquid-applied membrane or torch-down patch covering a degraded area. Right when one section is failing but the rest has 5–10 years left.
Full reroof ($14,000–$28,000+): complete membrane replacement. Right when system is past 80% life, multiple failures present, or insulation is wet and needs replacement.

How do I know if my flat roof is modified bitumen, EPDM, or TPO?
Mod-bit looks like rolled asphalt with a granulated top surface. EPDM is black rubber, smooth, often with visible seams. TPO is white (sometimes grey or tan), smooth, with heat-welded seams that look fused rather than glued. Send us a photo — we can usually identify from a single image.
Why is my ceiling leaking when the storm was last week?
Flat-roof water travels under the membrane before finding a path through. Leaks often appear 24–72 hours after the rain event, and the visible leak location is rarely directly below the failure point. We trace the actual source by drone and water-test if needed.
Is ponding water a real problem or cosmetic?
Real problem. Ponding longer than 48 hours after rainfall accelerates membrane degradation, voids most warranties, and triples the local rate of UV damage. Small ponds (a few inches over a couple square metres) are common and tolerable; large persistent ponds need slope correction.
Can I do a DIY flat-roof patch?
For very small punctures (under 10cm) on EPDM or TPO, yes — but only with system-compatible patch material, properly cleaned and primed. For seams, drains, penetrations, or anything mod-bit related (torch application is unsafe for DIY), call us. Bad patches accelerate the failure and cost more in the long run.
How long should a flat roof actually last in the GTA?
Mod-bit: 15–25 years. EPDM rubber: 20–30 years. TPO: 20–30 years (newer system, lifetime data still maturing). Two annual maintenance visits typically add 5–8 years to all three. Without maintenance, GTA freeze-thaw cuts life by 20–30%.
Do I need a permit for a flat-roof replacement?
Generally no for like-for-like membrane replacement on residential. Yes if structural decking is being replaced, insulation thickness changes significantly, or the roof structure itself is being modified. Toronto and most GTA municipalities handle this through their standard building permit process.
Can you install a flat roof over my existing one?
Sometimes — depends on what's currently there, how many layers exist, and the condition of insulation underneath. We don't recommend it as a default; tear-off lets us inspect the deck and replace any wet insulation. Going over is a cost-saver that sometimes hides bigger problems.
